Please send us an email providing the following information if you need a home inspection.
- Location (address) of the property to be inspected, with driving directions.
- Approximate square feet of the home to be inspected (generally included in the MLS information or from your agent or owner).
- Information you know about the home, basement/crawl space, heat/cool.
- Approximate date you need the inspection performed.
- Name and Office telephone number of your Agent (if any).
- Name and Office telephone number of listing Agent (if any).
- Your name, current address, and telephone #.
- If you DO NOT intend to be present during the Home Inspection.
For the directions using Hwy 421, Hwy 321, I-40, and for Alexander and Avery counties, the major arteries, as benchmarks or points of beginning, is useful to shorten the directions.
With this information we can check our schedule and see if it is possible before we contact you or your agent, and see if we can apply our lowest fees.
Fees: Typical fees range from $200 to $350.
($200 for 1200 square feet or less with crawl space)
Our lowest fees are obtained when we have more then one reason to be in a given area. In other words, if we have more then one home inspection or if we are close by performing appraisal where we can schedule them back-to-back, we can offer a lower price.
From time to time we offer reduced prices or discounts - please check.
Payment: Our choice is to have a check written to the inspector at the time of the inspection.
These factors generally increase the cost:
1. Crawl Spaces that must be entered that are muddy, wet, cluttered with debris, contain snakes or vermin, difficult to maneuver in, or less then 20 inches in height.
2. An older house that is in obvious need of repair and updating. ($25 and up)
3. Added trips to the subject property. ($25 and up)
4. Finished or partially finished basements. ($25 and up)
